Why You Need A Survey

As a buyer, you are embarking on a journey. If you are a first time buyer, you will be excited by the prospect of acquiring your fist home. If you are a second time mover, you will have experienced the stressful and emotional experience of selling your existing home and now you are faced with the daunting prospect of finding a new home that meets your needs in terms of its style, location and affordability.

You will be under pressure to make a decision and that decision may have to be made after only a fifteen to thirty minute visit to the property of your choice

After forty years in the property industry, I have witnessed, so often, the heart ache and sheer misery that home owners face through making an uninformed decision from the outset. These include unexpected financial costs for repairs that they were not budgeted for which, in turn, place stress on personal relationships. In the worse case, the property may be difficult to sell-on by virtue of its construction, location and defects. In such circumstances, the misery continues.

A Home Survey is not a guarantee that there are no hidden defects in areas that cannot be seen but will give you;

  • Reassurance that you are not going to face unexpected cost after moving in.

  • Leverage to re-negotiate the price if defects are found that you were not aware of when Terms were first agreed.

  • Peace of mind that the property will meet your needs both now and in the years to come.

  • Help to identify safety risks to keep you and your family from harm.

Home Buyer Surveys

My home buyer surveys are most than just a paper or electronic report that you receive.

Before accepting your instructions, we will have had a discussion to establish to particular concerns and needs. You may be a first time buyer with little or no knowledge about property and its pit falls. You could be an investor who may not familiar with what you must legally meet as a landlord. You may be facing the prospect of living on your own after many years with a partner or you could be looking for that last home in your retirement years. You could have small children in the household, or you may not be as mobile as you used to be. Safety issues will be more relevant in such circumstances. Each client has individual needs and I will do my best to provide you with a high quality service dedicated to help you with your personal needs.

My promise is not to confuse you with jargon or to hide behind recommendations for more specialist reports than are needed. Instead, I will do my best to give you as much help as you need to move forward with your purchase with confidence.

After completing my inspection, we will have a further call to go over any issues and put your mind at rest. You will be encouraged to speak to me after you have received the report to make certain that you fully understand everything and have a clear plan to move forward. Many surveyors will simply advise you to get quotes for works. This just presents you with another problem that you have to deal with. I can put you in touch with contractors able to quote for works needed.
